Siding Pressure Washing
that won't strip your paint.
Vinyl, stucco, Hardie board, redwood, brick — we match the right method to the right surface. Soft wash where it counts, hot water where it works. Zero damage guaranteed.
The difference between clean and ruined
Most “pressure washing” companies use one setting for every surface. That's how your neighbor ended up with stripped paint, dented aluminum, and a $4,000 insurance claim.
What wrong-pressure washing does to siding
- Strips paint, primer, and manufacturer finish
- Forces water behind stucco and Hardie board seams
- Dents aluminum and loosens vinyl panels
- Etches wood grain and chews redwood soft tissue
- Voids most siding warranties (check yours — seriously)
- Creates hidden mold pockets from trapped water
How Miller's does it right
- Surface-specific pressure settings (under 500 PSI for painted)
- Soft-wash detergents that kill mildew at the root
- Hot water for oil, exhaust, and embedded grime
- Plant + landscaping protection before any water hits
- Full property walkthrough before and after
- Written warranty on our work, not just the products
Siding types we clean (and how)
Your home's siding is specific. Your wash should be too.
Vinyl Siding
Soft WashMost common Bay Area siding. Low-pressure detergent loosens dirt, mildew, and pollen without warping or separating panels.
Stucco
Soft Wash + Gentle RinsePorous and fragile. We use low-pressure bleach-free detergents to kill algae without forcing water through hairline cracks into wall cavities.
Hardie Board / Fiber Cement
Soft WashPainted fiber cement needs extra care — high pressure can strip James Hardie's factory ColorPlus finish and void the 15-yr warranty.
Redwood & Cedar
Soft Wash + BrightenerNatural wood siding common in Peninsula estates. We clean, brighten, and optionally seal — never blast — to preserve the grain.
Brick
Medium PressureTougher than painted surfaces but still needs care at the mortar lines. We protect joints and flush thoroughly to prevent efflorescence.
Aluminum & Metal
Soft WashEasy to dent with the wrong tip. We use 40-degree fan tips and wide distances to avoid denting, chalking removal, and oxidation damage.
Painted Wood
Soft Wash OnlyWhether clapboard, shiplap, or cedar shake — painted wood demands the gentlest touch to avoid stripping the paint film.
Engineered Wood (LP SmartSide)
Soft WashCommon on newer Bay Area builds. Similar care to Hardie — low pressure, proper detergents, full rinse to protect the factory finish.
How a Miller's siding wash actually goes
Scheduled, explained, and done right. Most jobs finish in half a day.
Free estimate (in person or by photo)
Text a few photos of your home or schedule a walk-through. We assess siding type, square footage, access, and any trouble spots — then send a firm written quote. No surprises mid-job.
Protection & prep
Before a drop of water hits your house, we cover landscaping, protect electrical fixtures, seal vents, and tape off any cracks or suspect seams. Plants get a clean-water pre-rinse to dilute any overspray.
Soft wash application
Bio-degradable detergent is applied from the bottom up using low-pressure spray. It kills mildew, mold, algae, and pollen at the root — not just the surface.
Dwell & inspect
Detergent dwells 5–10 minutes. We hand-inspect tough spots (eaves, window sills, behind downspouts) and hit them individually with the right tool for the job.
Top-down rinse
Clean water rinse from the top down, using the lowest effective pressure for your siding type. No forced water behind panels, no streaks, no damage.
Walk-through & photo record
We do a full walk-through with you, document the finished work, and take before/afters for your records. Unhappy with anything? We fix it on the spot.
"Casey cleaned our stucco and redwood trim and it looks like we repainted the whole house. He was careful with our landscaping, explained every step, and the price matched the quote exactly. Already booked him for the driveway next."

Siding pressure washing FAQ
Bay Area homeowners ask us these all the time. Here's what we tell them.
Will pressure washing damage my siding or paint?
Not the way we do it. The damage homeowners are afraid of comes from high-pressure water hitting painted or delicate surfaces with the wrong tip or distance. We use soft wash (under 500 PSI) on every painted, stucco, Hardie, vinyl, or wood surface. The pressure is gentler than most garden hoses — it's the detergent doing the cleaning.
How often should I have my siding cleaned?
Most Bay Area homes benefit from a siding wash every 12–18 months. Coastal, shaded, or heavily tree-covered homes (Pacifica, Woodside, HMB) often need it every 9–12 months because of higher mildew growth. If you see green tinges, black streaks, or cobweb buildup on the north side of your house, you're overdue.
Is it safe for my plants and landscaping?
Yes — we pre-rinse surrounding plants with fresh water to dilute any detergent overspray, and use biodegradable soft wash chemicals specifically chosen to be plant-safe. After rinse, we do a final hose-down of landscaping for extra insurance. In 9 years and 1,400+ jobs, we've never had a plant damage claim.
Can you clean painted wood siding without stripping it?
Yes. Painted wood (clapboard, cedar shake, Craftsman-style shingle siding) is our most common call in places like Burlingame, Menlo Park, and Palo Alto. We use dedicated low-pressure tips (under 400 PSI) combined with wood-safe detergents. Zero paint stripping, zero raised grain, zero warranty issues.
Do you handle stucco and Hardie board?
Absolutely — and these are actually where technique matters most. Stucco hides hairline cracks that can let water behind the wall if blasted. Hardie board has a factory finish (ColorPlus) that blows off under high pressure, voiding the 15-year warranty. We use certified soft-wash methods for both, specifically calibrated for each.
What if it rains after you clean?
The cleaning lasts. Our soft wash chemistry penetrates the top layer and kills mildew at the root — rain can't re-dirty what's already dead and washed away. Bay Area homeowners who wash in late spring typically stay looking sharp until the next spring rainy season.
Do you bundle siding with other services?
Yes — most customers bundle. Common combos: siding + driveway (save ~15%), siding + roof soft wash (save ~10%), or our full curb-appeal package (siding + driveway + walkways + windows, save ~20%). Ask when we quote.
Are you licensed and insured for HOA or property manager work?
Yes — fully licensed, bonded, and carrying $2M general liability. We provide a Certificate of Insurance (COI) on request and work regularly with HOAs, property managers, and estate owners across the Peninsula.
